Levittown, PA: The majority of the land on which Levittown is constructed was acquired in 1951. In Levittown, Levitt and Sons constructed only six models of single-family homes with lawns: the Levittowner, the Rancher, the Jubilee, the Pennsylvanian, the Colonial, and the Country Clubber, with only minor exterior differences between models. The residences were priced moderately and required a modest down payment. In February 1952, shortly after the conclusion of Levittown, New York, located on Long Island, construction of Levittown began. Levittown, Pennsylvania, was the second “Levittown” constructed by William J. Levitt, frequently associated with establishing the modern American suburb. To expedite construction, Levitt & Sons refined a 26-step rationalized building method, essentially a type of assembly line home construction. While construction employees moved from house to house, the residence remained stationary. Each employee was responsible for a single operation, such as pouring slabs, framing, installing electrical outlets, or installing washing machines. This highly regimented procedure enabled Levitt’s employees to construct a completed home every 16 minutes. The construction of the houses began in 1952 and was concluded in 1958, with a total of 17,311 homes constructed.

At the time, what distinguished Levittown from other developments was that it was designed as a complete community. Levitt & Sons designed subdivisions with curvilinear, traffic-calming roads and no four-way intersections. Within the boundaries of each neighborhood, Levitt & Sons donated land for a public elementary school. On major thoroughfares, such as the Levittown Parkway, the developer designated and presented sites for churches and other public facilities to religious groups and other organizations. Other amenities included Olympic-sized public pools, parks, “greenbelts”, baseball fields, and playgrounds, as well as a retail center in the neighboring borough of Tullytown that was considered large and modern at the time of its construction (and was the largest shopping center east of the Mississippi). The first four model homes were displayed on a plot of land near the future location of the Levittown Shop-a-Rama, and an estimated 30,000 persons viewed them during the first weekend.

First, residents (sometimes dubbed Levittowners) were required to abide by a lengthy list of rules and regulations regarding the maintenance of their homes and the use of their property. Two of these “rules” included a prohibition on air-drying laundry on Sundays and a prohibition on householders fencing in their yards. These became unenforceable over time, especially when backyard pools became financially accessible to the working class, and privacy concerns prompted many homeowners to fence in their yards.
